Location
Cypress Creek Lakes is located in the heart of the U.S. Highway 290 corridor, just 24 miles northwest of downtown Houston. The development has 3.5 miles of frontage on Fry Road, which was recently completed through a joint private / public partnership with Harris County. This major thoroughfare provides access from I-10 to U.S. Highway 290.
Description
Cypress Creek Lakes is a master-planned community consisting of 1,801 acres that will ultimately provide approximately 2,000 homes. The first phase of the development opened in 2004 and consists of 654 acres with lakefront lots and jogging trails. A stand of 27 live oak trees provides a beautiful setting for the main recreational center which is located on a 4.9-acre site. The first of several recreational centers planned for the community, the site features a splash pad, playground, cabana, and restroom facilities. A second recreational center opened in 2007 consisting of a cabana pool with a beach entry, playground, cabana, and restroom facilities. The property adjoins the magnificent 36-hole Blackhorse Golf Club.
Sections 1 through 3 feature over sized 80’ x 150’ lots. Perry Homes and Coventry Homes are currently building homes in these neighborhoods in the price range of $300,000 to $450,000. Sections 4, 6 and 9 feature 70’ x 125’ lots. In November of 2004, Brighton Homes and Legacy Homes began building homes in the $220,000 to $380,000 price range. Sections 5, 7 and 8 feature 60’ x 125’ lots which have been developed and offer housing from $190,000 provided by Perry Homes and David Weekley Homes.
Schools
The prestigious Cypress Fairbanks Independent School District has purchased a 130-acre site within the development on Fry Road and Cypress North Houston. Plans call for there to be to campuses for an elementary, middle and high school. Warner Elementary opened to area students in the fall of 2007 and the new Cypress Ranch High School will open for classes in the fall of 2008. Construction on the middle school commenced in March of 2008 with classes scheduled to begin in the fall of 2009.
Technology
Cypress Creek Lakes residents have access to the latest in home technology. All homes in the community will be built with a hybrid fiber optic communications network that will offer local and long distance telephone service, digital cable, broadband internet and monitored alarm services. En-Touch Systems, Inc., a leading provider of bundled telecommunications services, offers these services and allows residents to select as many or as few of the services as they desire.
Future Development Plans are currently under way for the remaining 802 acres in this master-planned community. Phase Two will be serviced by two additional Municipal Utility Districts. A 100 acre site was purchased in late 2006 by Metropolitan Baptist Church at the future corner of Fry Road and Tuckerton Road. The church envisions commencing construction on its first phase of full family worship facilities in 2009.
